Tenant Fees

Make sure that you take a look at the fees you receive as a tenant. This way, there will be no surprises when you move in.

Before the Big Day

All of the following fees are relevant before you move in to the property.

Set-Up Fee (Tenant’s Share) - £300 (inc. VAT)

Set up fee (tenant’s share) Rent less than £400, £195 (inc VAT) for one person if rent is over £400 then £300 (inc VAT) for up to two
Referencing includes (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement
Additional Tenant Fee £50.00 (inc VAT) per tenant
Processing the application, associated paperwork and referencing

Guarantor Fee - £75 (inc VAT)

This is per guarantor if required). We cover credit referencing along with preparing a Deed of Guarantee as part of the tenancy agreement.

Accompanied Check-In Fee

Accompanied Check-in Fee £60.00 (inc VAT) for all properties.Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Pet Deposit Returnable Additional Security Deposit - £100

This is to cover the added risk of property damage and will be protected with your security deposit in a Government-authorised scheme. It may be returned at the end of the tenancy.

During Your Tenancy

The following fees will apply during your tenancy.

Amendment Fee - £250 (inc. VAT)

This involves contract negotiation, amending any terms, and updating your tenancy agreement during the tenancy period.

Renewal Fee (Tenant’s Share) - £45 (inc. VAT)

Your renewal fee covers contract negotiation, amending and updating terms, and arranging a further tenancy and agreement.

Ending Your Tenancy

When you are looking to end your tenancy, the following fees will apply.

Check-Out Fee (Tenant’s Share)

Future Landlord Reference Fee £30 (inc. VAT) per Reference Request

Our professionals collate information and also prepare a reference for a future landlord or letting agent.

Other Fees and Charges

Take a look at our other fees to ensure that there are no surprises during your experience with us. Please be aware that unpaid rent/returned payments involve interest at 3% above the Bank of England base rate from the date due. Also, administration fees are £5 via debit card and include 3% interest on a credit card.

Lost Security Items - £60 (inc. VAT) Plus Item Cost

This involves obtaining necessary permissions, sourcing providers, and travel costs.

Out-of-Hour Services - £60 per hour (inc. VAT)

Where actions of the tenant results in the agent or nominated contractor attending the property, time to remedy the situation is charged at the hourly rate. Please note that this service is £60 an hour including VAT plus any actual costs incurred.

Professional Cleaning (If Required) - £30 (inc. VAT)

You are only charged where professional cleaning is necessary to return the property to its original condition like at the start of the tenancy. At just £30 per hour including VAT, this will be deducted from your security deposit.
