Tenant-Find Service

The services included in our commission are: To advertise the property free of charge.

To make every effort to secure suitable Tenants for the property Taking up references but not including any charges for company investigations. To draw up all the legal Tenancy Notices and Agreements after consultation with the Landlord or the Landlord's authorised representative.

Collection of initial rent and deposit payable by the tenant on signing all Agreements, prior to deduction of our Fees, and passing over to yourselves with all signed Agreements and Notices.

The bond will be passed over to you and it is your responsibility to register in a deposit scheme. The Tenancy will be subject to the Landlords proof of Deposit scheme either NLA- Tenancy Deposit Solution Ltd or DPS Custodial details

Management Service

The features of our gold service are as follows:

A trained member of our staff will visit your property to advise you to the current legislation requirements, rental levels, types and terms of tenancies.

Local press advertising including property portal and web advertising, and a busy city center office will display colour photo and details of your property.

Accompanied viewings with all prospective Tenants, full vetting of any applications with all references checked, and final approval with you.

Preparation of a comprehensive inventory of the property contents whether the property is unfurnished or furnished.

Preparation of the legal documents, completion of all agreements.

Rent collection on a monthly basis from the Tenants.

Accounting to you our Landlords by electronic banking system (BACS) including preparation of monthly statements.

Management visits every three months, with written confirmation to the situation and condition of the property and gardens.

Monitoring Tenants throughout the term of a Tenancy Agreement.

Arranging contractors for any repairs that may be necessary in accordance with your instructions

Final inspection and checking of the inventory when Tenants vacate a property, and dealing with any dilapidation's that there may be.

Additional Fees

Here is some information about our additional (and non-optional) fees, which are irrespective of the chosen level of service.

Set-Up Fee - £300.00 (inc. VAT)

Agreeing the Market Rent and Finding a Tenant in Accordance with the Landlord Guidelines

Advice on Refurbishment

Providing Guidance on Compliance with Statutory Provisions and Letting Consents

Carrying out Accompanied Viewings (as Appropriate)

Marketing the Property and Advertising on the Relevant Portals

Erecting the Board outside the Property in Accordance with Town and Country Planning Act 1990

Advice on Non-Resident Tax Status and HMRC (If Relevant)

Referencing Costs

Full referencing with Right to Rent Checks included £125-00 (plus VAT) per applicant. If a guarantor is required we can referencethem for £37-50 (plus VAT) each. This will include six months’ legal protection cover.

Referencing includes (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Inventory Fee (Landlord’s Share) - £120.00 Inclusive

Please note that this is dependent on the number of bedrooms and/or size of the property and outbuildings.

Deposit Registration Fee - £18 (inc. VAT)

  • Registering Landlord and Tenant Details and Protecting the Security Deposit with a Government-Authorised Scheme
  • Providing the Tenant(s) with the Deposit Certificate and Prescribed Information within 30 Days of the Start of the Tenancy

Additional Property Visits - £50 (inc. VAT) Void periods

This is suitable for those void periods and includes managing specific requests such as neighbour disputes. More visits are required to monitor the tenancy or any visit that links to maintenance.

Submission of Non-Resident Landlord’s Receipts to HMRC - £36 (inc VAT) per Annum

This involves remitting and balancing the financial return to HMRC quarterly, as well as responding to any specific query that relates to the return from the landlord or HMRC.

Arrangement Fee for Works over £Nil

This features:

  • Arranging Access and Assessing Costs with Contractor
  • Ensuring Work Has Been Carried Out in Accordance with the Specification of Works
  • Retaining Any Warranty or Guarantee as a Result of Any Works

Arrangement Fee for Refurbishments over £500

This is 10% of the overall cost and includes:

  • Arranging Access and Assessing Costs with Contractor
  • Ensuring Work Has Been Carried Out in Accordance with the Specification of Works
  • Retaining Any Warranty or Guarantee as a Result of Any Works

This includes obtaining more than two contractor’s quotes, and is £Nil including VAT per quote.

Rent Review Fee - £Nil (inc. VAT)

This features:

  • Reviewing Rent in Accordance with Current Prevailing Market Conditions and Advise the Landlord
  • Negotiating with the Tenant
  • Directing Tenant to Make Payment Change as Appropriate
  • Updating the Tenancy Agreement
  • Serving Section 13 Notice If Tenancy is on a Rolling Monthly Basis

Renewal Fee (Landlord’s share) - £45 (inc. VAT)

This involves contract negotiation, amending and updating terms, and arranging a further tenancy and agreement

Check-Out

The services you receive when you pay your initial check in/out fee include:

  • Agreeing with Tenant Check-Out Date and Time Appointment
  • Instructing Inventory Provider to Attend
  • Negotiating Any Disbursement of the Security Deposit with the Landlord and Tenant
  • Returning Deposit as Agreed with Landlord and Tenant to Relevant Parties
  • Remitting Any Disputed Amount to Scheme for Final Adjudication
  • Unprotecting the Security Deposit
  • Instructing Contractors, Obtaining Quotes, and Organising Repairs/Replacement/Cost of Any Broken or Missing Items
